Buy Or Sell First?

If you plan to buy another home you should seriously consider selling your current home first. You don't want to be caught without a place to live - nor do you want the expense of two homes. Selling your current home first will remove the burden of uncertainty and assist you to determine the price range for your next home.

If you do buy first, make your offer to purchase conditional on the sale of your current home. If you don't sell within the specified time period, your offer will lapse without penalty.

Be Prepared

There is a lot more to buying a new home than mortgages and moving vans. Don't ignore the emotional stress and turmoil. Moving to a new location, giving up friends, making new friends, and adapting to a different community and lifestyle can be unsettling. Children, in particular, often need help with the transition.

With very young children it may be best to save the news until just a few days before the move. With older children, it is important that you don't surprise them - give them plenty of notice and be prepared to fully and thoughtfully answer all their questions. Try to give helpful, encouraging answers, talk positively and don't make promises you can't keep. Seek out information about their particular interests in the new location - horseback riding, community sports activities, swimming programs, little theatre, etc. The adjustment period for children may last two or three months, so try to spend as much time as possible with them. Plan family outings on the weekends so you can explore your new community together.

  • have your new address recorded on your driver's license ·
  • visit city offices and register for voting ·
  • register your car(s) five days after arrival to avoid possible penalties when applying for new plates ·
  • register your children in their new schools ·
  • contact newspaper for home deliveries ·
  • select a new doctor, dentist, pediatrician, etc. ·
  • contact your lawyer (re: possible revisions in your will) ·
  • if you have purchased a pre-owned home consider having the locks changed ·
  • be sure to obtain adequate insurance coverage ·
  • obtain necessary licenses (driver's, automobile, pets, recreation vehicles, etc.) ·
